A market that slows down over the quarter and is calmer over the year
The quarter is weaker than the same one in 2025: 41 sales (-16%), $60.9M in sales volume (-20%) and 112 new listings (-12%). Over twelve months the picture is more nuanced: 192 sales (-4%), $280.8M in volume (-6%) and 446 new listings (-1%). In a small market like this one, a single quarter fluctuates a lot; the total of the last four quarters gives a steadier reading.
Two markets in one: houses and condos
Single-family homes: less choice, but buyers who take their time
There are 30% fewer houses on the market than a year ago (70 for the quarter, and -9% over the last four quarters combined). Yet the average time to sell over twelve months is getting longer: 82 days, 11 days more. The four-quarter median price of these houses ($1,668,250) is down 4%. The figures therefore suggest that scarcity alone does not guarantee a fast sale: buyers in this segment compare and take the time to decide.
Condos: more choice, but prices are not dropping
Condo supply is growing: 86 active listings for the quarter (+14%) and +17% over the last four quarters combined. Even so, the four-quarter median price ($618,000) is up 3%, and the average time to sell is getting shorter: 82 days, 11 days less. More supply therefore does not mean lower prices in this area. Condo sales remain few, however (13 for the quarter, 58 over twelve months, -14%), which calls for caution before drawing a general rule.
As a benchmark, the median price of a single-family home is about 2.7 times that of a condo (our calculation from the two four-quarter median prices).
If you are selling in the Town of Mount Royal
- Set your starting price using recent comparable sales from your street or a neighbouring area, for your type of property. With an average of 82 days on the market for houses, an overly ambitious listing risks dragging on.
- The scarcity of active house listings (-30%) can support a well-positioned property, but it does not make up for a price that is out of line with the market.
- For a condo, factor in the rise in supply (+14%): you will be competing with more similar listings.
- Prepare your file before going to market (certificate of location, condo documents, maintenance records) so you do not lose days needlessly.

If you are buying in the Town of Mount Royal
- For a house, choice is narrower: set up alerts and be ready to act when a property that matches your criteria appears.
- The longer time to sell (82 days) leaves a little more time to compare and visit, with no guarantee of a price reduction.
- For a condo, choice is wider: compare condo fees, the state of the contingency fund and the building's maintenance before comparing prices.
- A median price is a benchmark, not a selling price: two houses on the same street can sell for very different prices.
Frequently asked questions
What is the median price of a house in the Town of Mount Royal?
Over the last four quarters, the median price of single-family homes sold in the Town of Mount Royal is $1,668,250 according to Centris, down 4% year over year. The Q3 figure alone is not published because the sample of sales (26) is too small for a reliable statistic.
How long does it take to sell a house in the Town of Mount Royal?
The average time to sell a single-family home is 82 days over the last four quarters, 11 days more than the previous year (Centris). That is an average: a well-positioned property can sell faster, an overpriced one more slowly.
Is it a good time to sell in the Town of Mount Royal?
No one can guarantee that. The data show fewer houses on the market (-30%), but longer times to sell (+11 days) and sales down for the quarter (-16%). The right time depends mostly on your project, your type of property and how accurate your starting price is.
Is the condo market in the Town of Mount Royal going down?
Median prices do not show a decline: $618,000 over four quarters, up 3%. It is supply that is rising (+14% for the quarter). Condo sales remain few (13 for the quarter), which limits the reach of this observation.
Sources, method and limits
Source: Centris public statistics for the Town of Mount Royal, extracted on October 2, 2026. Compilation and interpretation: Équipe Lefrançois. Periods: third quarter of 2026 (July to September), compared with the same quarter of 2025, and the last four quarters combined, compared with the previous year's total.
Limits: "average time to sell" is the average number of days on the market published by Centris, not a median. When Centris does not have enough transactions to produce a reliable figure, we only present the four-quarter total. Plexes (2 sales for the quarter, 7 over twelve months) are too few for reliable statistics. These figures cover the whole Town of Mount Royal and do not replace a comparable-sales analysis for a specific property. They are neither a forecast nor financial advice.
