FAQ

Frequently asked questions

It varies widely by area, property type and asking price. For example, over the four quarters ending in Q3 2026, single-family homes sold in 33 days on average in Verdun and 82 days in the Town of Mount Royal (source: Centris). A property that is well prepared and priced right from the start generally sells faster than one whose price has to be lowered along the way.

Price is set from recent, genuinely similar comparable sales (area, type, size, condition), the competing inventory on the market and the current trend. Starting too high often lengthens the selling time and weakens your negotiating position; a well-supported price attracts more serious buyers.

Équipe Lefrançois has ranked among the top 1% of Royal LePage teams in Canada for more than 10 years. It works with homeowners across Greater Montreal, particularly in the Town of Mount Royal, Outremont, Westmount and central neighbourhoods, with an approach built on comparable-sales analysis, pricing strategy and marketing tailored to each property. Timing depends on the market as well as your next move, timeline, financing and property condition. A consultation helps compare scenarios instead of relying on seasonality alone.

By default, the seller is bound by the legal warranty of quality under the Civil Code of Québec. A sale "without legal warranty, at the buyer's risk" must be clearly stated in the contract, and it can affect price, financing and the buyers it attracts. The exclusion doesn't have to be total: for example, it's possible to exclude only the current seller's warranty while passing on to the buyer the recourses against previous owners, or to target certain components only. The OACIQ recommends having the clause reviewed by a notary or lawyer.

An accepted promise to purchase becomes a commitment, usually subject to conditions (financing, inspection, sale of another property) that must be met within the stated deadlines. Once they are met, the sale closes with the deed of sale signed before a notary, who also registers it.

The proposed process includes market analysis, pricing, preparation recommendations, marketing assets and launch planning. Exact deliverables should be confirmed in the listing agreement.

Plan for your title deed, an up-to-date certificate of location, tax bills, renovation invoices and, for the seller's declaration, information on the property's history. For a condo, add the declaration of co-ownership, minutes, financial statements and, if available, the maintenance logbook and contingency fund study.

Each offer is analyzed in full, not just on price: conditions, deadlines, financing and occupancy date. The seller may accept one, counter-offer or let some offers expire, in line with the disclosure rules set by the OACIQ.

Depending on your situation, plan for the broker's remuneration set out in the brokerage contract, costs related to paying off your mortgage (discharge, possible prepayment penalty), an updated certificate of location if needed, and moving costs.
