Outremont, Westmount or the Town of Mount Royal: Where to Buy a High-End Home?

Three sought-after areas, three distinct markets. Median prices, scarcity and selling times compared using Centris data for the last four quarters.

Outremont, Westmount and the Town of Mount Royal (TMR) almost always come up in the same conversation when you're looking for a high-end home in the centre of the island. All three share a remarkable residential heritage and plenty of green space, but their real estate markets work very differently. Here's how they compare, based on Centris public statistics for the last four quarters (Q3 2025 to Q2 2026).

  • Outremont: the most expensive single-family homes of the three (median $2,201,700, +6%) and the scarcest (31 active listings).
  • Westmount: the largest single-family market (167 sales), a median of $2,135,250 (0%) and the most inventory.
  • Town of Mount Royal: the most accessible single-family median of the three ($1,696,500, -3%) and selling times down 10 days.
  • For condos, Outremont is by far the most active market: 157 sales, up 16%.

Three areas, three identities

Outremont

A Montreal borough known for its tree-lined streets, parks, residential heritage and proximity to downtown. Bernard, Laurier and Van Horne avenues are home to shops, cafés and restaurants, and the area offers a variety of character properties.

Westmount

A mainly residential city on the southwest slope of Mount Royal, much of it designated a national historic site. It has a network of parks, public staircases and an urban forest, with a varied urban fabric — from denser areas near Sainte-Catherine and Sherbrooke to properties on the heights.

Town of Mount Royal

An independent city in the centre of the island, designed as a garden city, with an extensive network of parks and architectural heritage protections covering several distinct house styles.

Single-family homes: scarcity makes the difference

The three areas differ most in the house market. Outremont combines the highest median price with the thinnest supply: with 72 sales over the year and 31 listed properties on average, inventory represents about five months of sales. Westmount, a market more than twice as large, offers more choice — roughly nine and a half months of inventory — and homes stay on the market longer (95 days on average). TMR sits in between, with the most accessible median of the three and shrinking selling times.

“Months of inventory” is a calculation by Équipe Lefrançois: active listings divided by average monthly sales over four quarters. It is a rough measure for comparing scarcity, not an official Centris statistic.

Condos: Outremont leads

The picture flips for condos. Outremont recorded 157 sales over the year (+16%), more than Westmount and TMR combined, with a median of $787,500 (+6%). Westmount has the highest median ($879,981, -3%) and selling times down sharply (-22 days). In TMR, condo supply is growing noticeably (+26% active listings) and selling times remain the longest of the three (88 days).

How to choose between the three

  • You want a house and value scarcity and character: Outremont — knowing that supply is limited and you need to be ready to act quickly when the right property comes up.
  • You want the most choice among larger properties: Westmount, where the bigger inventory leaves more time to compare and negotiate.
  • You're looking for a family home in a garden-city setting at a more accessible median price: the Town of Mount Royal.
  • You want a quality condo in a lively neighbourhood: Outremont has the most active market, and therefore the most comparables to assess a price properly.

Beyond medians, every street, architectural style and property condition strongly influences value in all three areas. An area comparison helps focus your search; the price of a specific property is determined with genuinely comparable sales.
