Buying in Outremont in 2026: Median Prices, Time on Market and Budget by Property Type
In Outremont, the median price of a single-family home is $2,299,200 and that of a condo is $776,875 (Centris, last four quarters). Here is how to read these figures before making an offer.

Outremont attracts buyers with very different projects: some look for a single-family home, others for a condo. Centris statistics show two clearly separate markets. Here is how to read them if you are planning a purchase, based on third-quarter 2026 data (July to September).

One borough, two budgets
The gap is considerable: the median price of a single-family home ($2,299,200) is nearly three times that of a condo ($776,875). A median price means that half of the properties of that type sold for more and half for less. With a budget of around $777,000, you are therefore in the middle of the condo market, but far below the single-family market.
Single-family homes: a small market, longer times to sell
Only 67 single-family homes sold over twelve months (-6%), 9 of them in Q3: too small a sample for Centris to publish a median price for the quarter. The four-quarter median price is up 6%, but the average time to sell is getting longer by 10 days (78 days). In Q3, 24 single-family homes were active on the market. In a market this narrow, a single sale can move the statistics: read them as an order of magnitude.
Condos: more choice, sales on the rise
154 condos sold over twelve months (+14%), 23 of them in Q3. Supply is growing: 119 active listings for the quarter (+16%) and +12% over the last four quarters combined. The four-quarter median price is up 2% ($776,875) and the average time to sell is shortening by 6 days (57 days). Condo buyers therefore have more choice, without prices falling.
Plexes, for their part, are too few to produce reliable statistics: 4 sales for the quarter, 12 over twelve months.
How to compare two properties in Outremont
In our reading of the area, architecture, location, street, property condition and scarcity strongly influence marketing and buying in Outremont. A few habits follow from that:
- Compare the street and the location before the square footage: two properties of similar size can be far apart in value.
- Ask for the history of works and check the condition of the major components (roof, foundation, electrical, plumbing); a pre-purchase inspection is essential, especially for an older property.
- For a condo, read the building's financial situation: contingency fund, upcoming works, monthly fees.
- Ask to see recent comparable sales from the same street or a neighbouring area, rather than relying on a borough-wide average.

Sources, method and limits
Source: Centris public statistics for Outremont, extracted on October 2, 2026. Compilation and interpretation: Équipe Lefrançois. Periods: third quarter of 2026 (July to September), compared with the same quarter of 2025, and the last four quarters combined, compared with the previous year's total.
Limits: "average time to sell" is the average number of days on the market published by Centris, not a median. When Centris does not have enough transactions to produce a reliable figure, we only present the four-quarter total. These figures cover the whole borough of Outremont and do not replace a comparable-sales analysis for a specific property. They are neither a forecast nor financial advice.
