I remember a very simple project that perfectly illustrates why smart design can be far more profitable than major renovations.

At the time, my mother dreamed of completely redoing her bathroom. The condo wasn't the newest, and the room had a rather vintage look: blue tiles everywhere, gold cabinet handles, aging faucets and a shower door with frosted glass that was a far cry from today's standards.

In the end, the transformation cost less than $2,000.

In reality, most of a space's visual effect relies on relatively simple elements: cohesion, light and proportions.

The intention behind the choice of accessories brings personality and creates a sense of comfort, both for you and for the people who enter the space. In fact, we often see condos with major renovations that still leave visitors a little cold. Conversely, spaces with careful details, harmonious lighting and a cohesive atmosphere have a much stronger impact. 

That is why keeping the base and strategically modernizing the visible elements achieves about 80% of the desired effect... for a fraction of the cost.

This is an optimization strategy: maximizing impact while minimizing the capital invested.

Multifunctional furniture lets you gain space without expanding, while a few simple adjustments, like a large, well-proportioned rug or curtains hung higher, change the perception of volume.

Before expanding or knocking down walls, it is often more cost-effective to optimize.

These interventions are modest, but their impact is major, both for everyday comfort and for the perceived value of the property.

The real impact on potential buyers

If these improvements already transform your living experience, their impact is even greater when it's time to sell. As real estate brokers, we constantly see that thoughtful decor allows buyers to instantly picture themselves in the space, as if they could already see themselves living there.

When the atmosphere is cohesive, warm and well structured, the visit goes from:

“how could we turn this space into our home?”

to:

“we already feel at home.”

Perception plays a decisive role in a buyer's decision, and every detail contributes to the first impression.
