Every quarter, our team reviews the decisions and projects that change daily life in our areas, and what they mean for owners and buyers. Here is what to know about the borough of Ahuntsic–Cartierville this fall 2026. Facts checked on November 5, 2026.

At a glance

  • Chabanel area: a project of about 1,200 homes is under review on Rue de Louvain Ouest, and an international competition is shaping the future of the large neighbouring site, with final submissions due on April 28, 2027.
  • Boulevard Henri-Bourassa: the mobility corridor (bus lanes and bike paths) is due to be completed in spring 2027.
  • 2027 taxes: the borough adopted a $72.5M budget that adds $33 on average to a house's tax bill and $18 to a condo's; the City will present its budget on November 24.
  • Schools and facilities: a new building at École Marcelin-Wilson and a renovated École Ahuntsic have been welcoming students since the start of the school year, while several parks are still waiting for their work.

Chabanel area: where the neighbourhood is being redrawn

Three files are moving forward around Rue de Louvain Ouest. On September 14, 2026, the borough council adopted a first draft resolution to replace an industrial site at 9470-9494 Rue Esplanade and 270 Rue de Louvain Ouest with a residential complex; the developer announces seven buildings and about 1,200 homes. The registers planned for October 19 were cancelled, with no reason given. A change to the urban planning by-law, presented for consultation on September 28, would allow more height and density on part of the 50-150 Rue de Louvain Ouest site. Finally, the roughly 45,000 m² site at 150 Rue de Louvain Ouest is the subject of the Reinventing Montréal competition: four finalist teams, final submissions due on April 28, 2027, with 20% social housing, 20% affordable housing and 10% family housing required.

What it means: this is the part of the borough where the housing supply could grow the most in the coming years. Nothing has been built yet and several regulatory steps remain. For owners or buyers on nearby streets, these files are worth following: heights, number of homes and schedule.

Henri-Bourassa: work wrapping up in spring 2027

The City is building all-day bus lanes and bike paths on Boulevard Henri-Bourassa. After 4.9 km completed in 2024 and 2025, the section between Rue Lajeunesse and Rue De Saint-Firmin (2.2 km) is under way in 2026, with work due to end in spring 2027. The median is closed at intersections without traffic lights, and short-term parking is moved to cross streets.

What it means: on a major Ahuntsic artery, traffic and parking change for good: fewer turns possible at intersections without lights, and parking moved. If you are selling or buying near the boulevard, check how the property is accessed and where to park once the section is finished.

2027 taxes: the borough's share is known, the City's is coming

On October 6, 2026, the borough adopted a $72.5M operating budget for 2027 (+5%) and $12.6M in investments planned next year for streets, parks and buildings. According to the borough, the additional contribution through the services tax will average $33 for a single-family house and $18 for a condominium. The City of Montréal will present its own 2027 budget on November 24.

What it means: the increase decided by the borough is modest. The total 2027 tax bill will depend mostly on the City's budget. We will update this article once that budget is presented.

Schools, parks and facilities: what is moving, what is waiting

Since the start of the 2026-2027 school year, École secondaire Marcelin-Wilson has been teaching its Secondary 2 and 3 students in a new 20-classroom building, and École Ahuntsic's fully renovated Saint-Laurent building welcomes students from kindergarten to Grade 3. On September 14, the borough also confirmed its commitment to renovating the Albert-Dumouchel building, estimated at $13.7M, with no work dates. During the budget debate, an opposition councillor said that work in six parks that had been through public consultation has been postponed to 2031 or later.

What it means: for families buying in the area, school options are improving this year. For parks, do not count on a redesign in the short term: check the schedule for the park you care about with the borough.

What to watch in the coming months

  • The City of Montréal's 2027 budget, to be presented on November 24, 2026.
  • The next steps for the Rue Esplanade and Rue de Louvain Ouest project, after the October 19 registers were cancelled.
  • The Reinventing Montréal competition at 150 Rue de Louvain Ouest: final submissions from the four teams on April 28, 2027.
  • The strike by the City's professional employees, under way since October 19: urban planning is among the sectors involved. For a project that needs a permit, ask the borough about processing times.
