Verdun and Nuns' Island Real Estate Market: What Q2 2026 Reveals

Single-family prices up sharply, condo prices flat but more units on the market: Centris figures for Q2 2026 show two very different markets in Verdun.

Verdun is drawing more and more attention from Montreal buyers, but averages hide what matters most: in this waterfront borough, which also includes Nuns' Island (Île-des-Sœurs), the single-family and condo markets are moving in almost opposite directions. Here is what Centris data for Q2 2026 (April to June) shows, compared with the same quarter in 2025.

Single-family homes: a tight market

With 35 sales in the quarter (+2%) against only 35 active listings (-10%), the supply of single-family homes remains thin. The median price reached $1,250,000, 18% higher than in Q2 2025. Over the last four quarters the trend holds: 98 sales and a median price of $1,285,625 (+19%).

Homes sold in 40 days on average, 10 days longer than a year earlier. Over the last four quarters, the average was 41 days, 20 days shorter than the previous year.

Keep in mind: with so few transactions, a single quarter's median price can swing depending on which homes happened to sell. The four-quarter increase (+19%) is a more reliable signal than any one quarter.

Condos: stable prices, more selective buyers

Condos dominate the Verdun market, with 178 sales in the quarter (-6%). The median price didn't move ($575,000, 0%), but active listings climbed to 377 (+17%). Over four quarters, active listings rose 32% and the median price came in at $602,266 (+3%).

The average selling time rose to 57 days, 18 days longer than in Q2 2025. As a rough guide, at the quarter's sales pace (about 59 per month), the 377 listed condos would represent a little over six months of inventory — a calculation by Équipe Lefrançois based on Centris data, not an official statistic.

Plexes: a smaller but active market

For 2- to 5-unit plexes, quarterly sales are too few to produce reliable year-over-year changes. Over the last four quarters there were 112 sales (+8%), a median price of $938,262 (-2%) and an average selling time of 44 days.

What this means for you

If you're selling a single-family home

Limited supply works in your favour, but the longer selling time last quarter is a reminder that pricing must rest on recent, genuinely comparable sales — especially between traditional Verdun and Nuns' Island.

If you're selling a condo

Buyers have more choice than a year ago. Preparation, presentation and a price aligned with recent sales in the building and the area make the difference between a sale within weeks and a property that lingers.

If you're buying

For condos, the larger inventory gives you time to compare and negotiate. For single-family homes, scarcity means being ready — financing confirmed and clear criteria — before the right property comes along.

Verdun and the Town of Mount Royal: two markets, two logics

In the same quarter, the median price of a single-family home in the Town of Mount Royal (TMR) was $1,748,000 (0%), with 62 days on market on average. Verdun therefore remains considerably more affordable for a house, but it is where prices rose the most over the year.
