Where do buyers in Mount Royal come from?

Indeed, Mount Royal stands out for its strong intra-migration. Nearly one third of new buyers in the town come from… Mount Royal itself. Far from new, this phenomenon reflects how attached Mount Royal residents are to their community.

Added to this is a diverse range of properties, including semi-detached homes, large detached houses, condos, plexes and more. What about newcomers?

Beyond intra-migration, Mount Royal attracts a diverse clientele, mainly from the Island of Montreal. However, a notable change has occurred over the past two years: the number of buyers arriving directly from overseas has dropped markedly. This is largely attributable to legislative changes prohibiting non-residents from buying property. In 2023, all deeds of sale in the Town of Mount Royal came from Canadian addresses, a striking contrast with the 2016–2022 period.

Among Montreal boroughs, Saint-Laurent comes out on top, accounting for 9.4% of buyers (mainly from Bois-Franc), followed by Outremont and Côte-des-Neiges at 8.3% each. Grouping neighbouring boroughs together, downtown and its surroundings account for 8.3%, while Villeray, Rosemont and Le Plateau together account for 13.5% of buyers.
